How Does State-Wide MLS Work in Rhode Island?

A plain-language guide to State-Wide MLS, the multiple listing service used by brokerages across Rhode Island, and how homeowners take part without a full-service listing agent.

State-Wide Multiple Listing Service, commonly called State-Wide MLS, is the primary MLS for Rhode Island. It is affiliated with the Rhode Island Association of REALTORS, and its participants list homes in all five counties: Bristol, Kent, Newport, Providence and Washington.

Because one MLS serves the whole state, a Rhode Island listing from Woonsocket to Westerly is generally entered into the same system. Listing eligibility is still confirmed from the property's exact address during broker review.

RhodeIslandFlatFeeMLS.com is an independent flat fee MLS listing service. We are not affiliated with, endorsed by or partnered with State-Wide MLS or any other MLS. This guide explains how the system works so you know what to expect.

The areas below describe where State-Wide MLS is commonly used. The MLS for a specific property is confirmed from its exact address during broker review.

What is an MLS?

A multiple listing service is a shared database where brokerages publish details about properties for sale so other participating professionals can find them. Each record is entered and maintained by the listing brokerage and holds the property facts, photos, description, asking price, status and showing instructions.

Zillow, Realtor.com and similar websites are separate public sites. They may display listing information that comes from the MLS, but each website decides what it shows and how.

How a State-Wide MLS listing reaches buyers

Once the listing brokerage enters your property into State-Wide MLS, agents searching the system can find it and use the contact details and showing instructions supplied for your listing. Under data-distribution arrangements, listing information may also be shared with consumer sites, which control their own timing and layout.

Public websites usually show the brokerage's contact information rather than your personal number. Read more about how buyers contact sellers.

Changing your listing

You request price changes, new photos, description corrections or status updates through the listing brokerage, which updates the State-Wide MLS record after review. Both packages include listing changes, subject to MLS rules and brokerage review.
