FAQ

Frequently asked questions.

Straight answers about listing a Rhode Island home on the MLS for a flat fee.

What is a flat fee MLS listing?

A flat fee MLS listing allows you to place your property in the Multiple Listing Service through a licensed real estate brokerage for a flat package fee. Your property becomes available to real estate professionals using the applicable MLS, while you retain responsibility for managing your sale.

How much does it cost?

Rhode Island Flat Fee MLS offers two packages: Standard for $149, which includes a six-month listing and up to 25 photos, and Premium for $188, which includes a twelve-month listing, up to 50 photos, and Open House Alerts. Optional upgrades are available during checkout and are priced separately.

Do I stay in control of my sale?

Yes. You determine your asking price, coordinate showings, evaluate offers, negotiate terms, and decide whether to accept an offer. The listing broker handles the MLS listing and applicable brokerage responsibilities.

How do buyers and agents contact sellers?

There are two ways people find and inquire about your property. Real estate agents: Realtors have direct access to the MLS, where your contact information and showing instructions are available so they can contact you directly. The general public: Buyers searching on websites such as Zillow, Realtor.com and other real estate websites do not see your personal contact information from the MLS. These websites typically display the listing brokerage's contact information and may also feature their own agent inquiry or tour-request forms. A buyer who calls the listing brokerage's published phone number and enters the property's house number is connected to you by our automated phone system. Land listings are usually matched by ZIP code or MLS number instead. Call Forwarding and ShowingTime upgrades are available for $50 each. However, inquiries submitted through a third-party website's own forms, including Zillow's tour-request options, may be directed to agents on that platform rather than to you or the listing brokerage. For a detailed explanation of how agents and unrepresented buyers reach sellers, see our guide to how buyers contact sellers.

Which MLS will my Rhode Island home be listed on?

Rhode Island listings are entered into State-Wide MLS, the statewide multiple listing service. Contact us with your property address so we can confirm coverage and any applicable requirements before your listing is prepared.

Who is this service for?

Rhode Island property owners and eligible sellers who want MLS exposure while managing their own sale. This includes homeowners and investors, subject to ownership verification, required documentation, broker approval, and applicable MLS rules. Investors who do not hold title, including wholesalers and contract purchasers, must contact us before ordering. Eligibility and documentation requirements vary by market, and not every proposed listing can be accepted.

How do I get started?

Choose your Standard or Premium package and complete your order online. You'll then provide the property's information, photographs, and required listing documents for broker review. If you are unsure whether your property or ownership arrangement qualifies, contact us before placing an order.

Will my property appear on Zillow, Realtor.com, and other real estate websites?

MLS listings are generally distributed to participating consumer real estate websites, including major property-search platforms. Availability, timing, and presentation depend on the applicable MLS and each website's distribution policies. We cannot guarantee that every listing will appear on every third-party website.

Will buyers see my personal contact information on Zillow?

Your personal contact information is not ordinarily displayed to the general public through MLS syndication. Consumer websites typically show brokerage contact information and may feature their own agent inquiry or tour-request forms. These forms are controlled by the third-party website and do not necessarily send inquiries directly to you.

Can I make changes to my listing after it is published?

Yes. You can request changes to your listing, including price adjustments, property descriptions, photographs, and other listing information. Changes are handled through the listing brokerage and must comply with applicable MLS requirements.

Who handles showings?

You coordinate property access and showings according to the instructions established for your listing. Real estate agents can review the showing instructions and available contact information in the MLS. You remain responsible for making the property accessible and responding to showing requests.

Who handles offers and negotiations?

You review offers, decide whether to negotiate, and determine which terms are acceptable. The flat-fee listing service does not automatically include full-service negotiation or buyer representation. Any additional brokerage assistance depends on the services actually offered and agreed upon.

Do I have to pay a buyer's agent commission?

Buyer-agent compensation is negotiable and is not automatically required by purchasing a flat-fee MLS listing. Any compensation arrangement is negotiated separately outside the MLS, subject to applicable laws and rules. Offers of buyer-agent compensation are not included in the MLS listing.

How long will my listing remain active?

The Standard package provides a listing term of up to six months, and Premium provides up to twelve months, subject to the listing agreement and applicable MLS requirements. A property may leave active status earlier if it sells, is withdrawn, or otherwise requires a status change.

How many photographs can I include?

Standard includes up to 25 photographs, while Premium includes up to 50. The actual number permitted may also depend on the applicable MLS and its technical requirements. Photographs must meet the MLS's applicable standards.

Can I list an investment property or a property I don't currently own?

We work with eligible investors as well as homeowners. However, listing requirements depend on the property's ownership, the seller's legal authority, the proposed transaction, and the applicable MLS rules. If you do not currently hold title, or you are marketing a property under a purchase contract or wholesale arrangement, contact us before ordering. Broker approval is required, and some arrangements or markets may not qualify.

Can I speak with the listing broker if I have questions?

Yes. Broker access and assistance are available for questions relating to your MLS listing, documentation, and applicable listing requirements. The flat-fee service is not the same as retaining a traditional full-service listing agent to manage every aspect of the sale.

Which disclosure forms do Rhode Island sellers complete?

Rhode Island's Real Estate Sales Disclosure Act requires sellers of most residential property to give buyers a written disclosure describing known conditions of the property before an agreement is signed. Homes built before 1978 may also require federal lead-based paint disclosures. The listing broker reviews the forms that apply to your property.

Which MLS will my Rhode Island listing appear on?

Rhode Island listings are entered into State-Wide MLS, the multiple listing service used throughout the state. Eligibility is confirmed from the property's exact address during broker review, and the $149 Standard and $188 Premium packages apply in every Rhode Island city and town.
